RealSource Group (RSG) sources and structures healthcare real estate solutions specifically aligned to our clients’ considerable capital investments. A singular focus on medical properties allows us to expertly advise both investors and healthcare providers in transactions accretive to their mission and long term organizational objectives.

Frequently we operate “off-market,” allowing clients to discretely execute high-value transactions without the involvement of intermediaries that may increase costs and complexity. Alternately, we can leverage our extensive national relationships with investors to create a marketplace for your real estate assets should such approach be appropriate.

Guided by property owners’ business requirements, RSG collaboratively tailors solutions to maximize the value of healthcare real estate assets. Our services enhance investment outcomes across a spectrum that includes acquisition, disposition, lease negotiation, recapitalization, asset repositioning, and development advisory.

Led by Henry Wojdyla, RSG draws on forty-five years of commercial real estate expertise coupled with exclusive concentration in healthcare real estate investments. RSG provides clients a unique perspective informed by experience from asset management, investment sales, underwriting, architecture, to corporate leadership.

RealSource Group Structures Healthcare

Real Estate Solutions to Maximize Asset Value

Real Source Group Preemptively Identifies

Off-Market Acquisition Opportunities

RSG has rigorously researched and cataloged investment-grade medical office buildings and specialty healthcare facilities on a national basis for assets of 20,000 SF and larger. Our proprietary, comprehensive database allows us to access property owners throughout the US, preemptively identifying acquisition opportunities before decisions to publically market assets are made. In many cases, and for numerous reasons, owners frequently do not desire that their properties be broadly advertised or auctioned. RSG has the ability and infrastructure to both identify and create such opportunistic acquisitions.

We Approach Each Assignment

From an Ownership Perspective

RSG’s principals have enjoyed substantial careers with major global brokerages, affording our clients world-class perspective that joins specialist expertise with industry best practices. Leveraging efficiencies of a nimble and focused platform, we are selective in the clients and consultancy requirements serviced which frequently include negotiation advisory, lease structuring and optimization, recapitalization strategies, and development analysis. Ultimately, RSG approaches each assignment from the vantage point of an owner.

Henry’s career began with CB Richard Ellis’ Midtown Manhattan office. Initially representing institutional owners of trophy office towers, he was promoted into CBRE’s globally top-producing investment sales team, transacting high-profile assets throughout New York City. During his tenure, the team’s transactional volume exceeded $10 billion.

Following assignments to monetize hospital-owned MOBs, Henry joined Savills’ healthcare real estate practice specializing in national investment advisory. Services comprised dispositions, valuation, along with debt and equity underwriting. Recent transactions have established record-setting pricing metrics for both acquisitions and dispositions of on and off-campus MOBs. Henry has forged strong working relationships with leading healthcare real estate investors including prominent traded and non-traded REITs, as well as private equity funds.

Henry holds Bachelor and Master of Architecture degrees from the University of Nebraska and Columbia University respectively. He has served numerous professional committees including CB Richard Ellis’ “Think Tank,” NAIOP, and the Urban Land Institute (ULI).
